Calgary Housing Sales Trending Up – Calgary Real Estate Board November 2011 Statistics

calgary_real_estate_board_logoThe Calgary Real Estate Board (CREB) released sales statistics for November 2011 today. Sales in 2011 have been stronger than last year – an 8% rise in home sales and condos up 5% over the same time in 2010.

Stable Pricing Providing Opportunities for Buyers

Calgary, December 1, 2011 – According to figures released today by CREB® (Calgary Real Estate Board), Calgary residential sales in November increased eight per cent over last year, at 17,538 after the first 11 months of the year.

While sales activity tends to taper off in the winter months, so far this year Calgary area sales remain significantly stronger than levels recorded last year. Single family home sales totaled 962 for the month, an increase of eight per cent from November 2010. Meanwhile, year-to-date sales totaled 12,464, a 10 per cent increase over last year. Over the long term, however, sales remained a tepid 17 per cent below the 10 year average.

“Despite any global economic cautions, consumers are actively seeking well priced listings in the market, a reflection of their positive long term outlook for the city,” says Sano Stante, president of CREB®. “Following two years of employment losses, the current growth in jobs is translating into improvements in the housing sector and a more optimistic consumer.”

November listings have edged down over last year’s levels, decreasing by two per cent. Lower listings combined with the increase in sales helped reduce the months of inventory to less than four months.

The year-to-date average and median price of single family homes were a respective $467,140 and $406,500. Overall, prices remain relatively flat compared to last year. 

“This stable pricing provides an opportunity for buyers in our market. The addition of historically low interest rates, combined with a good selection of inventory, makes it a trifecta,” Stante says. “With positive wage growth in the wind, this is a signal, and a reminder, that this market opportunity will not remain forever.”

Condominium sales for the first 11 months of the year totaled 5,074, a five per cent rise over the same period last year. Inventory levels declined to 1,676 units, helping push down the months of supply.

“The rise in condominium sales can be attributed to the confidence in the market, and is typical of this phase of a normal market recovery,” says Stante.

Condominium year-to-date average and median prices in 2011 were $287,545 and $261,500, respectively, a decline over the first 11 months of 2010, mostly due to increased sales in units priced under $200,000.

“Calgary continues to record impressive employment growth and long term fundamentals remain strong,” Stante concludes. ”The strength in our economy, combined with affordability levels that outperform most major centers, will continue to attract migrants to the city and spur further growth in our Calgary housing market.”

The election runs from November 9 to the end of the month and is open to votes from all CREB members.

I’ve included my bio:

As a Governor of the Charitable Foundation, my main objective will be to enhance the awareness and visibility of the Charitable Foundation to both the members of the Calgary Real Estate Board and, just as importantly, the general population of Calgary.

ince 2003, I have been a member of the Calgary Real Estate Board as a fulltime Realtor with RE/MAX First . I am currently a member of the CREB Technology Task Force and in my second year with the Forecast Conference and Tradeshow Task Force.

This year, I had the privilege of being invited to be a member of the Charitable Foundation’s Funds Allocation Task Force, the purpose of which is to identify and recommend funding opportunities that are aligned with the Foundation’s values, mission and strategic plan. This unique view of the Charitable Foundation was inspiring – I’m extremely proud of the donations that we are able to make in the community. I am also aware that there are many aspects of the Foundation that are not well known to CREB members.

Our members do a lot of volunteer work but not everything falls into the category of “shelter related”. I am interested in exploring ways that charities close to the hearts of Calgary Realtors could become associated with the Charitable Foundation.

Housing Evolution Driving Average Price Appreciation in Canada’s Major Centres, Says REMAX

Kelowna, BC (November 7, 2011) – Billions spent in new construction, renovation, and infill over the past decade have contributed to a serious upswing in the calibre of Canada’s housing stock, propping up residential average price in the country’s major centres, according to a report released today by RE/MAX.   
 
Since 2000, the value of a Canadian home has doubled, rising from $163,951 to $339,030 in 2010.  Nowhere has the upswing been better captured than in both the value of residential building permits issued nationally between 2000 and 2010—at $340 billion—and the estimated $450 billion spent in renovation. The impact of these two forces alone has fuelled the Canadian residential real estate market—as well as the construction industry—for more than 10 years.
 
As a result, investment in Canada’s housing stock is at an all-time high in the 16 Canadian residential real estate markets examined in the RE/MAX Housing Evolution Report.   Higher quality housing translated into extraordinary price appreciation across the country – with 62 per cent (10 markets) experiencing increases in excess of 100 per cent since 2000. 
 
“Revitalization, renovation and new construction have been largely underestimated in terms of overall impact on rising average price,” says Elton Ash, Regional Executive Vice President, RE/MAX of Western Canada.  “Yet, outside of supply and demand, these have been among the foremost variables influencing real estate values. The overall result is tremendously positive for real estate and our major centres—and there’s much more to come.”
 
The report found that the unprecedented sum funneled into housing has effectively changed the landscape of Canada’s major centres. New home construction has advanced suburban sprawl, giving rise to new sought-after pockets in virtually every centre across the board.
 
Infill continues to redefine neighbourhoods, particularly in areas where the value of existing structures have not kept pace with escalating land values. Bungalows on large lots are prime targets, making way for custom builds that transform working-class subdivisions of yesteryear into up-and-coming upper-end pockets. Infill is also maximizing land potential, often replacing one, two or several tired structures with a block of townhomes or mixed-use residential, even high-rise apartments.
  
“The wildly popular renovation phenomenon has also swept the nation, blanketing the country in a tide of renewal,” says Ash. “It’s permeated our culture, giving rise to famed television shows and channels, helping everyday contractors to reach icon status and inspiring an explosion in the do-it-yourself and home improvement industry. Our homes have reaped the benefits as residential renovation spending consistently climbs year-over-year, now exceeding $60 billion annually.”
 
The trend has not been limited to single-family homes—although that activity has been nothing short of remarkable. Canada’s cities have also mounted ambitious renewal of their own, particularly in the heart of most major centres—the urban core. Strategic smart growth plans are altering cityscapes, challenging our concepts and perceptions—including our purchasing patterns—and creating partnerships that are working to escalate our markets to world-class status.   Non-residential construction, including infrastructure spending has had a positive secondary impact, in turn boosting spending on the residential side.
 
“Condominiums are undeniably the biggest game changer for real estate over the past decade, especially in British Columbia and Alberta, where they comprise 25 to 50 per cent of residential sales,” notes Ash. “As the product has gained widespread acceptance, it’s upside effect on the housing mix stands out, keeping homeownership within reach for first-time buyers, creating trendy urban pockets coveted by young professionals and offering aging baby boomers exciting advantages from low-maintenance living, to an active lifestyle and even luxury, with some suites now commanding prices in the millions.”
 
Condominiums have changed the urban landscape, driving residential neighbourhoods up, instead of out, and bringing to market a bevy of new options from mixed-use residential, live-work studios, lofts, townhomes, and condo bungalows. Townhomes, in particular, have experienced a serious rise in popularity, bridging the gap for empty-nesters and retirees not yet ready for apartment-style living. 
 
With construction of rental product few and far between in many Canadian centres, it’s no surprise that investors have also been particularly active in the condominium market, especially in college/university towns or where vacancy rates remain tight.

Several Calgary Communities Get a Boost in Sales and Price

Calgary, November 1, 2011 – According to figures released today by CREB® (Calgary Real Estate Board), Calgary residential sales totaled 16,184 after the first 10 months of the year, an increase of eight per cent over last year.  

Over 61 per cent of Calgary’s established communities saw increased sales levels compared to last year.  Garrison Woods, Collingwood and Mahogany saw the largest sales increase at 170 per cent combined; nearly half of all Calgary communities recorded price increases, with Shaganappi, Chinook Park and Downtown leading the way with a combined average price increase of 55 per cent.

“A boost in full time jobs throughout the year is gradually translating into improved sales in the real estate sector,” says Sano Stante, president of CREB®. “Consumers are taking advantage of price stability and a healthy variety of selection.  While these gains are moderate, we are set to outpace 2010 sales.”

Single family home sales totaled 988 for the month of October 2011, an 11 per cent increase over October 2010, but continue to remain well below historical levels.  Year-to-date sales totaled 11,503, a 10 per cent increase over last year. 

October listings have edged upwards over last year’s levels, increasing by nearly two per cent, but year-to-date there are six per cent less listings than levels recorded last year. 

“Consumers are feeling more confident about the local real estate market,” adds Stante.

The average price of single family homes for the month of October 2011 was $455,399, while the median price was $395,000, an increase of two per cent compared to last year. This is primarily due to the rise in the number of luxury homes sales.  Despite the monthly price increase, however, year-to-date figures remained stable at levels comparable to the previous year. 

Condominium sales for the first 10 months of the year totaled 4,681, a three per cent rise over the same period last year.  Inventory levels remained at 1,935 units, resulting in months of supply pushing above five months. 

“The condominium market has significantly tightened compared to last year, however, moving into winter, we expect to see a rise in months of supply,” Stante says.

Condominium year-to-date average and median prices in 2011 were $288,736 and $262,500, respectively, a slight decline over the first 10 months of 2010. The decline is mostly due to increased sales in units priced under $200,000. 

“Overall, the resale housing market continues to show signs of improvement and, with no near term change in interest rates, we can expect the market will continue to see moderate and stable growth throughout the rest of the year,” Stante concludes.
